Price INCREASING in Gold River...

Today I did an appraisal in Gold River - the planned unit development of brown homes that all look alike.

I did the trend report and found that Gold River has increased in value in the past 3 months... not alot - but an increase. This is really exciting news... I finally have PROOF that a small section of Sacramento is no longer declining in value. With that said - remember that we will need several months more before we have a good, solid trend line.

Sacramento County Transportation Development Fee Proposal...

I don't understand government at times... actually... most of the time. Why would the county be looking at a proposed $60 per square feet fee for retail development? I know that the budget for the county is a major issue... but, do we really want to halt more large retail developers?

Heck - there are some communities offering development fees of only $1 per square foot to attract large retail developments.

If I were Walgreens or Target... I don't think I would be wanting to pay another $60 development fee for transportation.

Let's hope our county leaders will adjust their thinking!

Sacramento Regional Convention for appraisers

September 28 - 30 is the a la mode regional convention. More than 125 appraisers will gather from around Northern California to listen, watch and maybe even learn something about the software licensed by a la mode.

Wow... what could be better... a room filled with appraisers talking about appraisals!

Elk Grove (Zip 95757) trend

Well... today I did an appraisal in a newer part of Elk Grove... zip code 95757. I did my typical report of all home sales in the zip code during the past 12 months. Over the past couple of years, the trend line has been sliding downhill... until today.

While the trend line was still on a downhill slope... it looks like the slope may be leveling. IF that is true - we may be reaching a bottom.

I will be checking the Land Park area next!

Sunday at the Food Bank

Today, my family and I went to the Sacramento Food Bank to do some volunteer work. They assigned me outside to deal with the Food Bank clients... well... actually, I stood making sure the clients only made one trip through the line.

We finished our 6 hours and I rushed home to watch the TiVo'd Charger vs. Denver football game. As a Charger fan - WE WERE ROBBED!!!! Oh well... my wife keeps telling me it's just a game.

Nehemiah still fighting...

HR 3221, which was signed into law, eliminated seller-funded down payment assistance programs like Nehemiah - HOWEVER, there is enough money being thrown at politicians that the issue is being revisited. Next Tuesday the U.S. House Financial Services Committee will hold hearings about the issue. I would be very interested to see how much money the politicians start to receive from all of these "non-profit" seller-funding down payment assistance programs.

There is a compay out of Roseville who is claiming to have the ability to help home owners discuss loan modifications with their current lender. The company charges $3,995 for their services even they can't assist the home owner. WOW - what a scam!!!

Another Tax Case...

Today I helped a young man save more than $2,800 in taxes for this upcoming tax year. He purchased his brand new home for $945,000 and was rather bummed out that the sales office has lowered the base price to $469,000. While he still owes more than $750,000 on his loan... he will now save over $200 a month on taxes. Every little bit counts!
